CC&Rs (Covenants, Conditions, and Restrictions) are the recorded governing documents of a homeowners association or condominium community. They define property use restrictions (no fences over 6 feet, no commercial activity), architectural standards, common-area rules, dues structures, and the powers of the HOA board.
