CC&Rs (Covenants, Conditions, and Restrictions) are the recorded governing documents of a homeowners association or condominium community. They define property use restrictions (no fences over 6 feet, no commercial activity), architectural standards, common-area rules, dues structures, and the powers of the HOA board.

For HOA residents, CC&Rs are foundational — every property transaction in the community requires CC&R disclosure, and every architectural change must comply. HOA portals make CC&Rs accessible: residents can look up rules on their phone instead of digging through a binder, and amendments are version-controlled with notification of changes.
